Background and experience of JJPM
Owners of JJPM come from a family who has been in the business of Mechanical, Electrical and Electronics Engineering. (Installation and maintenance of pump sets, Panels for residential and commercial (Govt. contracts). We have been doing Property Management for over a decade now and have very reliable contractors or service technicians in our roll. The following activities are covered under our Service.
Preparing the property for Sale: If the property is vacant or in between Leases, we would coordinate any projects minor or major to enable property to be sold. All work would be approved by Owners before giving to contractors/service technicians. Photo images would be provided to Owners before and after agreed work is completed.
Finding a Potential buyer/seller
JJPM will work with select brokers whom JJPM has been working for a long time. Through them, we would find the Right buyer/seller and get the best prices available in the market. We will work to suit buyer/seller’s requirements.
Sale agreement
JJPM will assist the seller/buyer in preparing and executing a Sale agreement between the parties. JJPM will assist in getting the documents reviewed and doing EC to ensure the documents are in good condition.
Finalize the Buy/Sale price and coordinate payments
JJPM can provide assistance in writing the necessary paper work for collection of advance and other partial payments as agreed by the parties and continue to work with parties until registration is complete and final balance payments are made. Payment terms will be as agreed upon between the buyer and the seller.
Minor Maintenance Services
Minor Maintenance Services such as minor plumbing, electrical and other repairs. Minor repairs under a certain amount specified in our pricing would be carried on approval from the Owner on the agreed cost/estimate for the project to be performed.
Major maintenance services
Major maintenance services can also be done if required - such as replacing a water tank, house Painting, major plumbing or electrical or mechanical work. We will provide you a written proposal to owner and execute the work on approval from the Owner on agreed cost/estimate for the project to be performed.

Rental Property Management

Preparing the property for renting (move out/in): If the property is new or in between Leases, we would coordinate any projects minor or major to enable the property to be rented. All work would be approved by Owners before giving to contractors/service technicians. Photo images would be provided to Owners before and after agreed work is completed.
Finding a Tenant
JJPM will work with select brokers whom JJPM has been working for a long time. Through them, we would find the Right Tenant that suits Owner’s requirements. There is a Fee (Fee section for more details) for finding a Tenant and to sign a Lease.
Rental agreement
JJPM will assist the owner in preparing and executing a Rental agreement between the tenant and owner. The agreement would be signed for 1, 2 or more years.
Rent Collection
JJPM can provide rent collection services or depositing a check to the Owner’s Bank account, if preferred by the Owner. Most of our customers receive direct deposit to their account directly from the Tenant.
Minor Maintenance Services
Minor Maintenance Services such as minor plumbing, electrical and other repairs. Minor repairs under a certain amount specified in our pricing would be carried on approval from Owner (Pre-Authorized) by JJPM. JJPM would bill the Owner after the completion of the work.
Major maintenance services
Major maintenance services such as replacing a water tank, Complete house Painting, Major plumbing or Electrical or Mechanical work such as replacing pump sets or Panel board replacement or upgrading the Electric line to Commercial or Water well boring etc. We will provide you a written proposal to the owner and execute the work upon approval from the Owner on agreed cost/estimate for the project to be performed.
Periodic inspection
An option owner can opt for. We would provide pictures of the property with any suggestions for upkeeping the property
Communication with Tenant
Tenant is provided with a 24/7 phone number of JJPM to handle any incoming request for service or any issues associated with the Property. They can also contact us by email. We are in the process of making a website portal where we can take Service requests directly from the Tenant and provide all details of the property management to Owners.

Agreement for Property Management
Owner and JJPM to sign an agreement for management services for 1 year and renewed for another automatically. Cancellation or Discontinuation of Service by 1 month prior to agreement expires.
Payment to JJPM
Payment to JJPM to be made through Bank Transfers to JJPM account within day 7 of every month. Invoice will be raised 1st of every month.
